Overton Village Condo Project Approved By Planning Commission

A controversial condo project in Mountain Brook has been approved by the city's planning commission.

MOUNTAIN BROOK, AL - A controversial building project has been approved by the Mountain Brook Planning Commission. The Overton Village Condo project, which saw a significant amount of opposition from Mountain Brook and Vestavia residents, will move forward after the developers made revisions to the intital plans.

The condos will be built on Fairhaven Drive, and the project has been scaled back from its original plan of 44 units to 23 units. A report by the Birmingham Business Journal says the height of the development was also adjusted, and the portions of the project slated for Vestavia Hills were pulled from the project.

The Mountain Brook City Council previously denied a rezoning for the project. According to Village Living, the revised project will now go to a public hearing before the council.

Community members expressed concern for the area due to the implementation of extra housing. Concerns included increased traffic, roadway safety and school overcrowding.

Traffic studies were conducted for both the original and updated plan, and results in both studies indicated an acceptable level of service on Overton Road. Upon the project's completion, Overton's lanes will be expanded from 10 to 11 feet, and sidewalks will be installed throughout the complex.
