Brentwood Among LA's Most Expensive Neighborhoods

Brentwood was ranked as one of the 20 most expensive neighborhoods in the area – all had a median home price of over $2 million.

BRENTWOOD, CA – Real estate in California is expensive, but in Los Angeles County it can seem exorbitant – like that record-breaking $1 billion property that hit the market in Beverly Hills. Yup, that's billion with a "B."

But what about average home prices countywide? PropertyShark, a website that provides in-depth real estate data, analyzed neighborhoods in Los Angeles and found the median home prices in Quarter 3 of 2018. Surprisingly, they found that L.A. area’s top 20 most expensive neighborhoods are overall twice as pricey as NYC’s 20 most expensive.

The good news is, Brentwood barely made the list coming in at #18 out of 20. The L.A. neighborhood's median home sale price in Quarter 3 was $2.15 million.

Methodology:
To determine the most expensive neighborhoods in the L.A. area, PropertyShark looked at all residential transactions that closed between July 1st, 2018 and September 30th, 2018, for single- and two-family houses. All package deals were excluded. To provide an accurate picture of real estate prices, PropertyShark only included neighborhoods with a minimum of 5 transactions into our ranking. However, medians for neighborhoods with fewer than 5 sales are available on our interactive map.

PropertyShark defined the L.A. area as the City of Los Angeles, Malibu, Santa Monica, Topanga, El Segundo, Manhattan Beach, Hermosa Beach, Redondo Beach, Torrance, Palos Verdes Estates, Rancho Palos Verdes, Long Beach, Beverly Hills, West Hollywood, Culver City, Inglewood, Rolling Hills, Rolling Hills Estates, Lomita, Lawndale and Hawthorne.

Data on small neighborhoods has been incorporated into statistics for larger areas. As such, Malibu Road and Malibu Beach Colony are treated as one neighborhood, while Roxbury Park, Doheny South East, Doheny South West, Burton North, Burton South, Beverly Hills South East, Beverly Hills Heights, Golden Triangle and La Cienega Park were incorporated into South of Santa Monica Boulevard.
