Home Sales Advice: 3 Minutes with Louis Leal from Pardee Properties
The Pardee Properties Business Manager and VP of Marketing offers some advice on the realty business and a few good books to read this fall

Louis Leal tells Patch about the benefits of selling homes in the competitive California real estate market and shares one of the more interesting things he has seen during an open house.
Patch: What’s the best piece of sales advice you’ve ever been given?
Louis: Don’t take no for an answer! There is always a way to make things happen. We work with our clients to buy and sell homes, and there are times when things just don’t seem like they are going to work out. We stay on point and continue to press on with the transaction and find creative ways to accomplish the end goal. Buy or sell. Being persistent pays off for all.

Patch: If you had to recommend someone three books, what would they be and why?

Patch: What’s the best thing about selling homes in your area?
Louis: The diversity of the people you meet through the selling process and the diversity in the architecture.
Patch: What’s the strangest thing that’s ever happened to you when showing a house?
Louis: Having a client sun tanning in the back yard during the showing. (They had no clothes on and didn’t seem to care.).
Patch: How’s the market in town these days?
Louis: The market in Venice is strong as well as the entire Westside of LA. Venice specifically has averaged 9.1-percent compounded returns on equity over the past 10 years. Quite strong compared to most markets in the nation.
Patch: What is your favorite part about working the real estate industry?
Louis: I really enjoy the homes and private oasis that people and architects create. The space inside the home, the craftsmanship and the materials all come together in such an amazing way for each new space. They’re all different and they all have a story to be told and I enjoying experiencing them.
Patch: What sets one real estate broker apart from another? And how are you unique?
Louis: Knowledge, experience, market share, follow through and professionalism. We work as a team so we can accomplish more in a shorter amount of time. This also helps us strategize as a group in negotiating client deals, marketing their homes and having a large market share in our area helps us get both our buyers and sellers the best deals with the least amount of hassle.
Patch: What’s your advice to someone who’s looking to a buy a new home right now?
Louis: Work with a buyer’s agent who knows the area and the inventory. They know the lay of the land and how to find off market deals and up coming deals which a buyer on their own would never know about.
Patch: What advice would you give to someone trying to sell his or her house?
Louis: Don’t price over the “market value” of the home. Sellers sometime have money illusion and want to price over the market. They end up loosing time and in the end money because they end up chasing the price down. Pricing at the market allows for higher interest in the home and that results in multiple offers.
