Home Sales Pick Up in Carmel Valley
The number of homes sold in Carmel Valley last month increased from September 2011, according to the Greater San Diego Association of Realtors.

While the median home price might have come down a bit in Carmel Valley last month from August and from the same month last year, the number of listings sold increased, according to the Greater San Diego Association of Realtors (SDAR). In September, a total of 58 detached and attached homes sold in Carmel Valley (92130) compared to just 53 homes in September 2011.
According to SDAR, the number of homes sold in San Diego County was up 10 percent last month compared to the same month last year.
This year-over-year increase in sold listings continues to show improvements in the local real estate market.

“I am very optimistic about our local housing trends and what these fresh statistics indicate,” said SDAR President Donna Sanfilippo in an announcement. “We still have more work to do to convince anxious sellers and buyers that there may never be a better time to move up to the home they're dreaming about, or to buy their first home, but the local real estate market is clearly headed in the right direction.”
Buyers are buying. Sellers are selling - and selling for less in Carmel Valley. The median price for detached homes sold in September in Carmel Valley was $838,000 compared to $885,000 a month earlier, and $985,000 in September 2011. For attachment homes, such as condos and townhomes, the median price in Carmel Valley has fluctuated quite a bit in recently months. In September it hit $410,000 after falling from $890,000 a month earlier and from $375,000 in September 2011.

In the county, median sale home prices inched up in the last month. The median sales price of a single-family home was $405,000 in September, up from $360,000 in September 2011, according to SDAR data. Attached units saw no change in median home price in September from the previous month, but were up 14 percent from the same month last year, it reported.
