New Senior Living Center Planned for Carmichael
Oakmont Senior Living of Carmichael will be developed on the site of an old medical facility on the north side of Engle Road at Mission Avenue.

Sacramento County's Planning Commission has given approval of the development of a new senior living center to be built at the site of a long-vacant medical center.
Oakmont Senior Living of Carmichael, a part of the larger Oakmont LLC, will be located at 4717 Engle Road, on the north side of Engle Road at Mission Avenue. With the addition of the facility, Carmichael will be home to at least seven senior living facilities.
The new center will be approximately 360 feet west of Gibbons Park Way, according to a planning commission report. The project will develop the existing property into a 70-unit facility coincides with the regional zoning codes, which vary but mainly consist of RD-4 and RD-5 zoning, with a small portion of RD-20 and RD-30 zoning just south of the site, according to the proposal.

The project site and surrounding properties fall within the Mission Oaks Neighborhood Preservation Area [MONNA], which has given its approval as well with a couple of conditions. Surrounding properties consist of single-story and two-story residential homes adjacent to the site and two-story medical offices and office buildings used for a private school located to the south of the site across Engle Road. MONNA requested that the height of the assisted living facility be limited to no more than a two-story facility. Planning Commission staff agrees with MONNA that the proposed project’s building should not exceed two stories, according to the proposal, and 28 feet in height.
County records dating back to the 1950s through the early 1960s indicate that the parcels were zoned for agricultural uses and were rezoned in the early 60s for R-3 residential use. The zone was also associated with the former Mercy American River Hospital, which was once located adjacent to the proposed project site. On October 17, 1962, the Planning Commission approved a Use Permit to build a Convalescent Hospital, according to the proposal. The zone has been vacant for some time now.

The Planning Commission recently met to review the proposal on March 11. No construction date has yet been issued nor has a completion date.
