1237 BONNIE COVE AVENUE, CITY OF GLENDORA
Purpose: In accordance with the State of California Public Resources Code Section 21092, Sections 15063 and 15072 of Title 14 of the California Code of Regulations Guidelines pertaining to the California Environmental Quality Act, and the Glendora Municipal Code, this is to advise you that the Planning Division of the City of Glendora has prepared an initial study of environmental impacts on the following project and is recommending the environmental determination described below.
Project Description: Development of 4.2 acres of undeveloped land to create a subdivision for 30 detached, two-story single-family houses, on private lots ranging from approximately 3,075 square feet to 7,898 square feet, along with supporting community infrastructure, landscaping, lighting, and common areas.
The project involves the following discretionary approvals from the City of Glendora:
Location: The proposed project is located in the south-central portion of Glendora, in the San Gabriel Valley and in the eastern part of Los Angeles County (see Figure 1, Regional Location Map). More specifically, the project is located on 4.2 acres on the west side of Bonnie Cove Avenue, where it meets Interstate 210 (see Figure 2, Vicinity Map).
Mitigated Negative Declaration. An initial study of environmental impacts was prepared pursuant to 14 California Code of Regulations § 15063 (“CEQA Guidelines”). A Mitigated Negative Declaration of Environmental Impacts (“MND”) is proposed for this project pursuant to CEQA § 15070. The public review and comment period for the MND begins on July 6, 2021 and ends at 6:00 PM on July 26, 2021.
Comments on Draft MND. Written comments concerning the adequacy of the information provided in the MND may be submitted through July 26, 2021, to the attention of Mark Carnahan, City Planner, in the Community Development Department. Comments may be submitted by mail, to 161 E. Foothill Boulevard, Glendora, CA 91741 or via email, to mcarnahan@cityofglendora.org.
The file for the above-mentioned proposal, including the MND, is available for public review, Monday through Friday, between 8:00 AM and 5:00 PM in the City of Glendora Community Development Department, located at 116 E. Foothill Boulevard, Glendora CA, 91741. The Draft MND materials may be downloaded from the City’s website (see below links).
