Path Cleared For 200+ New Residences In Livermore

Two separate plans proposing to bring more than 200 new residences to nearly 45 acres in Livermore were approved.

LIVERMORE, CA — Two separate plans that propose to bring more than 200 new residences to nearly 45 acres in Livermore were both unanimously approved by city council this week. During its regularly scheduled meeting Monday night, council members held hearings on proposals from Ponderosa Homes and Westgate Ventures. The Livermore Planning Commission had previously recommended that council move forward with the Ponderosa application, while city staff had recommended forward progress on the Westgate application.

An application from Ponderosa Homes to subdivide a 4.2-acre site in the 1600 block of Lomitas Avenue for construction of nine single-family homes on a new street connecting to Lomitas Avenue was approved, but concerns over traffic and speeding in the area were discussed Monday. If developed, the proposed single-story residences would range in size from 3,228-3,991 square feet on lots from 13,585-21,264 square feet. The project proposes to remove an existing single-family home, accessory buildings and vegetation, and the new street will connect to Larry's Place for emergency vehicle access. As part of Monday's approval, a condition was placed on the project requiring the developer to install a permanent speed limit sign in front of the proposed new tract. City officials also agreed to discuss, at a later date, speeding in the area, but there were no further conditions were placed on the applicant.

The Westgate Ventures plan submitted by Adam Tennant asked, in part, to change the city's General Plan designation of two vacant properties totaling approximately 35 acres on Lassen Road. With Monday's unanimous council approval, zoning on the properties changed from low-intensity industrial, service commercial and limited agriculture to urban medium high residential housing and open space. The applicant is proposing to development of 193 townhouse units, including 29 affordable units. The properties along Lassen Road are situated northwest of I-580 and the First Street overpass.
