Denise Boulton recommends three great books to read and shares advice for people looking to buy a new home right now.
We emailed Patch partner Denise Boulton of Boulton Mortgage and she told us her favorite part of working in the real estate industry.
Patch: What do you take into consideration when helping a client decide if buying is right for them?
Denise Boulton: The first step is a face-to-face meeting. I enjoy getting to know my clients and vice versa! We just have a conversation about what they would like to accomplish, what they feel would be ideal for their family. One of the questions I love to ask is if you had a magic wand and could have any home you desire, what would it look like? Their answer gives me a wonderful starting point!

Patch: If you had to recommend three books, what would they be and why?
Denise Boulton: Fantastic question! I, like everyone else, am on a journey. I have been embarking on the journeys found in various books and gravitating towards teachers that resonate with me. Some of my favorite books are “The Power of Now” by Eckort Tolle, “Thank and Grow Rich” by Pam Grout, and "A Course in Miracles," a book that I've been a student of for ten years. All of the books mentioned teach me powerful lessons about being present and mindful. Living a grateful life sure does feel a lot better than being consumed with worry and stress.

Patch: What’s the best thing about selling homes in your area?
Denise Boulton: First, I would like to clarify that Boulton Mortgage and Real Estate Services is not limited to North County San Diego. I am so fortunate that as a California licensed real estate and mortgage broker I am able to participate in transactions throughout all of California. Technology has really made this an effortless reality! I enjoy engaging with people. I find the different personalities that I get to work with to be fascinating. Getting to play such an important role in this decision in someone’s life is so much fun and personally rewarding.
Patch: What’s the strangest thing that’s ever happened to you when showing a house?
Denise Boulton: Nothing too crazy! I tend to read the comments in the showing instructions very carefully. They alert me to anything unusual.
Patch: How’s the market in San Diego these days?
Denise Boulton: The market is great! San Diego is such a desirable place to live. We have seen quite a bit of appreciation over the last several years.
Patch: What is your favorite part about working the real estate industry?
Denise Boulton: I would have to say that my favorite part of working in the Real Estate Industry is helping first time homebuyers get into homes.
Patch: What sets one mortgage broker apart from another? And how are you unique?
Denise Boulton: Great question! I would like to explain the difference between a mortgage broker and a mortgage banker/bank. A mortgage broker has access to many different lenders versus a mortgage banker/bank who typically does not and has one lending source, which is their own. I am approved with over a dozen lenders that offer their pricing/rates to me at a wholesale basis which makes me equally competitive with a mortgage banker/bank. What specifically makes me unique to this industry is my thirty year career as a mortgage professional. I have vast experience in VA, FHA, and conventional financing and my background has included underwriting as well as loan processing. Basically, I know what my lenders requirements are, and submit a beautiful loan package to the appropriate lender which is best matched to our client so we can have a successful closing.
Patch: What’s your advice to someone who’s looking to a buy a new home right now?
Denise Boulton: I would love to meet with you personally so we can begin the process. It all starts with financing. We must be certain that we can secure financing and get prequalified before we begin. I just happen to know a loan specialist who can assist you with both the real estate and mortgage financing process!
Patch: What advice would you give to someone trying to sell his or her house?
Denise Boulton: I love listings! I love to host open houses and my intention is to be straightforward and protect our client from the get go. I would love to meet with any prospective sellers and get the process started!
