A Tale of Two Rockridge Houses: Why One Sold and Its Neighbor Didn't

Pricing may have been the biggest — but not the only — factor influencing buyers.

Two charming older Rockridge houses sit side by side on Forest Street, in the block between Claremont Avenue and Ayala. Both were recently for sale. One, priced at $719,000, received multiple offers and sold for 20 percent over its asking price. Its larger next-door neighbor, priced at $910,000, apparently received no acceptable offers and is currently off the market.
