Meeting location: Senior Center, 1555 Crystal Springs Road, San Bruno
Planning Commission meetings are conducted in accordance with Roberts Rules of Order Newly Revised. You may address any agenda item by approaching the microphone until recognized by the Planning Commission Chair. All regular Planning Commission meetings are recorded and televised on CATV Channel 1 and replayed the following Thursday, at 2:00 pm. You may listen to recordings in the Community Development Department. Complete packets are available online at www.sanbruno.ca.gov and at the library. In compliance with the Americans with Disabilities Act, individuals requiring reasonable accommodation for this meeting should notify us 48 hours prior to meeting. Members of the public wishing to submit documents of any kind to the Commission for consideration at the meeting are requested to bring ten (10) copies of the document for distribution to the Commission, staff, and public. Notices, agendas, and records for or otherwise distributed to the public at a meeting of the Planning Commission will be made available in appropriate alternative formats upon request by any person with a disability. 2. PUBLIC COMMENT ON ITEMS NOT ON AGENDA Individuals allowed three minutes, groups in attendance, five minutes. If you are unable to remain at the meeting, ask the Recording Secretary to request that the Planning Commission consider your comments earlier. It is the Planning Commission’s policy to refer matters raised in the forum to staff for investigation and/or action where appropriate. The Brown Act prohibits the Planning Commission from discussing or acting upon any matter not agendized pursuant to State Law.

A. Mills Park Center (643 – 799 El Camino Real, 701- 751 Camino Plaza, 711 – 777 Kains Ave.), and 601 –611 El Camino Real

Recommended Environmental Determination: An Initial Study has been prepared for the project that documents that the proposed project would not result in any new or substantially more severe significant environmental effects than those identified in the previously certified Transit Corridors Plan (TCP) EIR that was certified by the City Council in 2013.Therefore, this project can rely on the previously prepared EIR (CEQA Guidelines Section 15168 (Program EIR) and 15162 (Subsequent EIRs and Negative Declarations).
Request for a Zoning District Amendment to establish a Planned Development District, Planned Development Permit, Architectural Review Permit, Vesting Tentative Map, Development Agreement, CEQA conformity determination, and a retail license for the on-site sale and consumption of alcoholic beverages, pursuant to Sections 12.84.210, 12.136, 12.96.190, 12.108, and 12.96.120 of the San Bruno Municipal Code to allow the demolition of the existing commercial buildings and surface parking lots that comprise the Mills Park Center, located at 643 – 799 El Camino Real, which includes the open vehicle storage lot located to the south of the shopping center and the commercial buildings located at 601 – 611 El Camino Real and to construct two 5-story, 70’ tall, mixed use buildings with a total of 425 dwelling units. Building A would include 182 dwellings, an approximately 41,890 square foot grocery store, and 435 parking spaces. Building B would include 243 dwelling units, approximately 4,000 sq. ft. of commercial space, and 444 parking spaces. The project would result in the vacation of Camino Plaza and the southern portion of White Way and the realignment of Kains Avenue. Signature Land Advisers, Inc.
