$879,000 Was the Most Paid for a Home in Santee in 2013

Snapshot of the Santee real estate market.

Santee remains at a 21% combined sales price gain over 2012 year to date (YTD). This exceeds the 19% increase in both East County and in San Diego County as a whole. The highest sale reported YTD in Santee remains at $879,000.

As expected, inventory "supply" levels have been increasing throughout the
county. Santee seems to be an anomaly, as both the number of properties actively for sale has decreased and the number of units that sold last month increased. These two numbers are used to determine current "supply" in an area. Sellers will be glad to know that the 2013 YTD average sale price in Santee continues to increase.

The current inventory mix in Santee is comprised of 3% foreclosures, 6 % short sales and 91% equity sales.

With the limited inventory available for sale in Santee and the positive YTD comparison numbers, owners that have been waiting to sell their homes might want to think about jumping into the mix before the conditions change.
