City of South Gate Scheduled Public Hearing on Rezoning Property

How does this effect current renters and property owners?

City of South Gate has scheduled a Public Hearing during next week's regular City Council Meeting in order to Rezone the property on the Southwest corner of Atlantic and Tweedy Blvd. 9323 Atlantic Blvd. Long time residents will remember this was the former location of Adohr Farms Milk. This lot has remained vacant for quite some time.

In order to add more flooring to the original plan, they will vote on whether or not to rezone. What does rezoning mean for renters, and nearby property owners? Please see the attached photo the backside of Atlantic Boulevard faces residential streets mainly Pinehurst Ave. and Tweedy Blvd. The highest floor plan level is only two floors. There are several families that live within this area. In addition, the project is not a low-income housing unit and South Gate does not have any ordinances on Rent Control. Therefore, the rental rates should be the same or not greater than recent projects such as Calden Apartments (behind East Los Angeles College and Garfield Apartments ( in Hollydale). As it stands the Garfield Apartments are a Senior Apartment complex. I spoke with residents there a couple of months ago and was told that their rental rates were rising and they would be forced to move. Some tenants have had a relative move-in with them to cover the rising costs. Other apartments complexes are scheduled to be voted on and the properties rezoned as well. This would mean all property and rental rates would systematically rise causing many of our low-income residents to be displaced and move to a more affordable housing area. The average combined income in South Gate is $40,000 per year, per family. Who can afford these rising rates?

reading in full and introducing an Ordinance adding new
Section 11.28.040 (Southwest Corner of Atlantic Avenue and Tweedy
Boulevard), to Chapter 11.28 (Specific Plans), to Title 11 (Zoning), of
the South Gate Municipal Code modifying Precise Plan No. 18 and Site
Plan No. 283 for 9923 Atlantic Avenue. (CD)
