Venice-Mar Vista's Priciest Homes: 218 Grand Blvd.

One of the most expensive homes on sale this week in Venice is described by a series of threes: three bedrooms, three baths and three levels. 

For a listing price of $2,495,000, the home offers an open floor plan with a mezzanine-level den, gourmet kitchen and roof with 360-degree views of the ocean and mountains, according to its Zillow.com listing. 

Architectually designed, the home sits on a 2,248-square-foot lot within walking distance to Venice Beach, restaurants and shops. 

The single-family home was built in 1991 and last sold in July 1997 for $785,000. 

Other features of the home include 16-foot ceilings, a master suite with balcony, fireplace, walk-in closet, steam shower and hot tub. The garage fits two cars and has additional parking space for two vehicles. 

The home has an enhanced security system and provides a separate level for a 800-square space that can serve as an office, screening room or studio. 
The residence is also available for lease at $10,500 per month. 

Zillow estimates that home values in Venice will increase by 11.1 percent next year. That compares to 7.9 percent for the whole of Los Angeles. This particular home is 148.9 percent pricier than the median-priced home in Venice, but is 13.2 percent less per square foot.
