Public Invited To View Plans For New Luxury Senior Development

Find out more about a $50 million 158-unit senior living residence proposed near Ralston Creek at a neighborhood meeting Dec. 13.

ARVADA, CO – Neighbors can find out more about a proposed 158-unit, luxury senior living facility that developers want to build near Ralston Creek at a public meeting Thursday at Apex Field House.

Phoenix-based Alliance Residential, a developer of senior-living complexes, filed plans with the City of Arvada's building department in August to build a three-story complex called "Marvelle Ralston Creek" on a vacant retail site at 9215 Ralston Road.

The project is part of the Arvada Urban Renewal Authority's 16-acre Ralston Creek North redevelopment project. According to the AURA, the $50-million Marvelle Ralston Creek project will be the second phase of a development public-private partnership plan with Loftus Development (Ralston Creek, LLC). The city sold the parcel to Loftus Development for $2.3 million and has pledged an additional $10.5 million in sales tax rebates.

The first phase of the project, The Shops at Ralston Creek, consists of four retail buildings totaling 30,000 square feet. The shopping center already includes Arvada Liquor Mart, Five Guys, Mod Pizza, Tokyo Joes, Tropical Smoothie Café and Wing Stop.

The Ralston Creek North project involves a commitment from the city to supervise cleanup of environmental contamination on the site; demolish vacant and outdated buildings; move electrical power lines underground; improve the Ralston Road streetscape and widen the road; install bike paths and pedestrian access along the creek; install sewer and water infrastructure and create a new east-west street to link the neighborhood to the north and the park on the east with shops and restaurants.

According to the AURA website, Alliance Residential will receive no tax advantages or further infrastructure improvements from the city.

Audience members will be given an opportunity to ask questions and provide comment regarding the proposed project, the city said in a press release. City staff will be on-hand to answer questions.

The meeting will take place Thursday, Dec. 13 at Apex Field House 5724 Oak St., Arvada from 5 - 7 p.m.
