Boulder County Home Prices Fall In February 2019 Report
The area's red-hot market has cooled, and prices are down for everything from single-family homes to condos.

BOULDER, CO -- The numbers are in — and for the first time in years, Boulder County's prospective home buyers have something to celebrate. According to a Tuesday report from the Colorado Association of Realtors, the median single-family home price in Boulder County is 2.7 percent lower than it was one year ago.
The reduction might not seem large, but in a county that has seen price growth reach into the double-digits over the last several years, even the slight market cooling is notable.
"Buyers should be doing a happy dance because they finally have some choices," said Jill Schafer, chair of the Denver Metro Area Realtors Market Trends Committee, in comments attached to that organization's similar February report as Denver and Douglas counties have showed similar slowing trends to that of Boulder. "Even though the Denver metro area is still a seller's market in most price ranges, there's no doubt this is the best time to buy in a long time!"

In Boulder, the median price for a single-family home dropped to $535,000 from $550,000 at this time in 2018. The percent decline in median price for condos and townhomes was even larger, falling from $399,950 to $365,000, a drop of 8.7 percent. The inventory of homes in both categories is up — more notably so for condos and townhomes — and the percent of list price received is down across the board.
