Boulder Property Values Up; Notices To Be Mailed May 1
Values are continuing to go up, but at a slower pace than the last few years. Here's what to know before that letter hits your mailbox.
BOULDER, CO — The Boulder County Assessor's Office is ready to release the home value appraisals for 2019, and though area prices have continued rise, the increase is smaller than it has been over the last few appraisal periods, according to county data. The median increases for residential properties came in at about 13 percent for the western portion of the county and 10-18 percent for the cities and eastern areas.
The assessor's office will be mailing official notices of valuation, used to calculate property taxes, to homeowners beginning May 1. Figures will be based on estimated home value as of June 30, 2018.
Each residential property owner should receive a three-fold Notice of Value postcard in the mail that includes the property’s basic assessment. A more traditional Notice of Value can be accessed on the Boulder County Assessor's website. Those without computer access can call 303-441-3530 to request that a traditional Notice of Value be sent to them at no charge.

The postcard will include a portion that can be mailed back as an appeal form. Property owners may also appeal their values online through our website, by fax, or in-person. For taxpayers who choose to appeal online at boco.org/AssessorAppeals, there are tools available to help research sales and attach comparables to the appeal. All appeals must be filed by 11:59 p.m. on June 1.
Property owners who are 65 or older and have owned and lived in their home for the past 10 years as of Jan. 1, may be eligible for the Senior Property Tax Exemption Program. Disabled Veterans may also qualify for the exemption. If it is funded by the Colorado Legislature, local seniors may also qualify for the the Senior Homestead Exemption for 2019, which will apply to taxes payable in 2020. The application deadline for the program is July 15, and those eligible are encouraged to contact the assessor's office to ensure benefits.

Various locations will be open in May for property owners to come in and talk with Assessor’s Office staff. Drop-in visits are welcome any weekday from 8-4:30 at our main Boulder office location (1325 Pearl Street, 2nd Floor) and during the specified dates and times at other remote locations listed on the assessor's website.
