Broomfield Makes 'Hottest ZIP Code' List on Realtor.com

BROOMFIELD, CO – Three Colorado towns made Realtor.com's "Hottest Zip Code"2018 list this year, and Broomfield was one of them.

The online real estate portal's researchers said they analyze 32,000 ZIP codes based on the time it takes properties to sell and how frequently homes are viewed in each ZIP code on the company's website.

This year's research shows "high-income millennials are helping to drive a nearly 10 percent increase in how fast homes are sold in the most popular areas of the country," the study said.

What makes the ZIP codes "hot" this year?

Millennials are "driving demand for homes in smaller, more suburban locales," the study said.

ZIP codes are popular when homes are "relatively affordable" the study said. The median price for a home in the top 10 towns is $358,000. Residents are employed and tend to earn more in the hotter ZIP codes. Also, millennials are the most frequent purchasers. Buyers also "have their credit buttoned up" with FICO scores averaging 729 (higher than the national average of 720).

Colorado Springs (ZIP code 80922) ranked No. 2 on the hot ZIP list with median list prices at $297,811 this year. The average house stayed on the market for 15 days. The study showed job growth at 2.6 percent and unemployment at 3.6 percent.

Greeley (ZIP code 80631) came next at hotness ranking No. 44 with a score of 93.4.

Broomfield (ZIP code 80021) ranked No. 48 with a "hotness" score of 93.0.
