'Dorms For Adults' Denver High-End Community Planned

X Social Communities plans to open a 220-unit co-living space featuring furnished rooms with communal kitchens and living space.

DENVER, CO – One Denver developer is approaching housing in a new way that evokes nostalgia of your college days: Furnished dorms for adult singles and couples, with common kitchens, bathrooms and public space.

New York City-based X Social Communities has closed on two parcels behind Coors Field at 3000 and 3100 N. Inca St. totaling 1.6 acres, BusinessDen reported. Property Markets Group, acting as ENR Denver Investment 2.0 LLC, spent $3.19 million and $6.87 million on the properties, respectively.

"We build social living communities for awesome people to thrive together," the company said on their website. They bill the co-living experience as "the most fulfilling living experience at an attainable value."

The X Denver project, called "Union Station" will feature 220 units and is scheduled for 2020, according to the company website.

The company has already opened high-end co-living spaces in Chicago and plans two in Florida, in Miami and Fort Lauderdale.

The dorms-for-adults concept has been tried in pricey San Francisco, where a company called Starcity has renovated several older buildings to house San Francisco's "middle class" of "teachers, bookstore managers, lounge musicians, copywriters and merchandise planners," according to the New York Times. Adults rent a furnished bedroom for around $1,400 a month, then share bathrooms, kitchens and public spaces, with employees who makes sure common areas are stylish and inviting, and the group "never runs out of tin foil." Residents enjoy wine nights, yoga and celebrate birthdays together.

PMGx Developments even hint at romance for their tenants.

“Most apartment dwellers have potential friends, lovers, professional contacts and helping hands living literally feet away, but their interactions are limited to awkward elevator small talk,” the website says. “That’s not our style.”
