Golden Property Assessments Up By 13.2 Percent: JeffCo
The median home in JeffCo is being assessed at $402,123, the JeffCo Assessor's office said.
GOLDEN, CO – Golden's median property value assessment increased by 13.2 percent in Jefferson County's most recent revaluation, a press release from the JeffCo Assessor said Tuesday.
Last week, the county sent 221,882 notices of updated two-year valuations to residential property owners across Jefferson County, showing the median value of homes increased by around 14.5 percent, JeffCo Assessor Scot Kersgaard said.
The median home value in Jefferson County is now $402,123, according to the assessor. The median sale price in Golden (which also includes homes in the foothills west of the city in unincorporated Jeffco) is $535,000, according to Realtor.com.

Those values will be in effect for tax year 2019 (payable in 2020) and tax year 2020 (payable in 2021), the assessor said in a press release.
The JeffCo assessment rate is currently 7.15 percent.

"Assessed at 7.15 percent, the assessed value would be $28,752. If your total mill levy was 100 mills, taxes would be $2,875. Your mill rate may be higher or lower depending on where you live and who[m] you pay taxes to," the assessor said.
“Few people will see the value of their property rise exactly 14.5 percent,” Kersgaard said in a statement. “Every area and every type of property has its own sales trends. Many people will see their value up 20 percent or more, while many others will see increases closer to 10 or 12 percent,” Kersgaard said.
Single family detached homes on average are up 13.2 percent; condominiums are up 30.6 percent and townhomes are up 19.9 percent, the office said.
“Ironically it is the need for more affordable housing that drives up the values of the most affordable housing types,” Kersgaard said.

- Conifer 11.9%
- Edgewater 10.7%
- Evergreen 11.9%
- Golden 13.2%
- Indian Hills 21.4%
- Lakewood 14%
- Littleton 14%
- Morrison 28.9%
- Pine 19.7%
- Westminster 17.2%
- Wheat Ridge 14%
The new values will also be posted on the Jefferson County Assessor’s website.
