Appraisers Working on Greenwich Property Reval
Town property owners can expect to receive their new tax assessments in mid-November.

Appraisers from the Greenwich Assessor’s Office are reviewing properties in town and their preliminary values as part of the 2015 revaluation.
Each property owner should receive a notice of assessment change sometime after Nov. 10. At that time, informal hearings shall be available for all taxpayers to discuss their new assessment. There shall be informal hearings from November through February at the Town Hall to accommodate any and all questions and issues arising from this revaluation. The Assessor shall also be available throughout this period to answer taxpayers questions.
The town has contracted the services of Tyler Technologies and J.F. Ryan & Associates. Tyler Technologies is completing the residential portion of the revaluation and J.F. Ryan & Associates is reviewing all commercial and tax exempt properties.

State law requires all towns conduct a revaluation every five years. Greenwich completed its last revaluation for the 2010 Grand List. State law requires that all assessments in Greenwich are at 70 percent of fair market value.
In addition to the informal hearings, property owners who disagree with their assessments will have the opportunity to appeal their assessment to the Board of Assessment Appeals by March 2016.

The new assessments will reflect property values as of Oct. 1. This new assessment will be reflected on the July 1, 2016 tax bill that will be due by Aug. 1, 2016. The second half of the 2016 tax bill will be sent by Jan. 1, 2017, and will be due Feb. 1, 2017.
The Assessor’s Office will have appraisers, who have been issued identification by the town of Greenwich, reviewing properties. Anyone with questions or concerns about this process should contact the Assessor’s Office at 203-622-7885. All residents and businesses also can ask for the appraiser’s identification before admitting him or her onto a property.
