Cushman & Wakefield Named Exclusive Leasing Agent for Pickwick Plaza
Pickwick Plaza to undergo major renovation to bring the downtown Greenwich property back to its premier status.

November 5, 2014 – Cushman & Wakefield today announced that it has been named the exclusive leasing agent for Pickwick Plaza, a three-building, 280,000-square-foot Class-A office complex located in Greenwich, Conn. Kensico Properties, the owners of Pickwick Plaza, are planning a broad range of renovations to this premier, Class-A office complex.
Cushman& Wakefield’s Jay Hruska, vice chairman, Tara Stacom, executive vice chairman, Torey Walsh, director, Connor Daugstrup, associate, and Scott Silverstein, senior leasing associate, are the exclusive leasing agents for the property. Pickwick Plaza is managed by the internationally acclaimed real estate investment, development and property management firm, Hines. Recent transactions at Pickwick Plaza include Performance Equity Partners’ 11,500-sf lease and Oak Management’s 6,800-sf lease.
Kensico Properties is initiating a multi-million dollar capital-improvement program to totally revamp Pickwick Plaza and bring it back to its distinguished status. The main lobbies, elevators, common corridors and bathrooms in all three buildings will be renovated and upgraded; a new façade and store fronts on Greenwich Avenue will be constructed; a new entry portal from Greenwich Avenue with a water feature will be created; landscaping (hardscape and vegetation) will be redone throughout the property; and the entrance to the four-story, underground garage will be replaced with a new “Easy-Pass” style security pass and a high-speed door.

Alan Zimmerman, executive vice president of Kensico Properties, said “Our goal with Pickwick Plaza is to bring it back to its preeminent status as the finest office property in the New York suburban market. I’m confident that the top-to-bottom renovation we’re planning will attract more ‘blue-chip’ tenants that will complement our prestigious roster of companies, which includes Deutsche Bank, Interactive Brokers, Merrill Lynch and JP Morgan Chase. We’re particularly pleased to partner with Cushman & Wakefield’s Jay Hruska, Tara Stacom and their teams. Kensico Properties doesn’t usually work with outside brokerage firms, but having this exceptional team represent Pickwick Plaza in the marketplace will enhance our efforts tremendously.”
Originally the corporate headquarters for Xerox, Pickwick Plaza is considered to be the premier Class-A office destination in Greenwich and the New York City suburban markets. Conveniently located on Greenwich Avenue, it is comprised of three interconnected office buildings surrounding a landscaped plaza. Stone walls, trees, and gardens adorn the plaza and frame the structures year round. Wide expanses of glass on all sides afford views of the plaza, downtown Greenwich and the harbor on Long Island Sound. It is within walking distance of upscale shopping, restaurants, health clubs, banks and the Greenwich Metro North train station, which can also be accessed via the property’s shuttle service. The Westchester County Airport is a short 20-minute drive from the property. Additionally, the complex was awarded an Energy Star label in 2013 for its operating efficiency.
