From Robin Kencel Group: $6-9.99 MILLION PRICE SEGMENT. There are 59 active listings in this price segment. The Average Original Price Point was $8.6 MM and the current Average List Price is $8.0 MM. The average days on Market are 358.

• There have been 3 sales in this price segment with an Average Sales Price of $7.3 MM, Original List Price of $7.9 MM and Last List Price (at the time the property went under contract) at $7.6 MM. Two were new construction and one was a “Tweener” (built between 1950-2005).
• There are 6 properties currently under contract in this price segment with their current Average List Price at $8.3 MM and Average Days on Market at 772 (this time on market is skewed due to one property that has been on the market for a number of years). Three of the contracted properties are pre-war homes and 3 were built after 2005.
• Insight: While the number of sales in this price segment are down vs. 2018 same time period, when you add Solds plus Contracted properties, there is very little change vs. 2018 Year To Date (9 vs. 10).
$10+ MILLION PRICE SEGMENT
• There are 36 active listings in all of Greenwich on the market. The Average Original Price Point was $18.1 MM and the current Average List Price is $16.7 MM. The average Days on Market are 349.
• There have been 3 On Market (on the MLS) sales in this price segment with an Average Sales Price of $12.4 MM, Original List Price of $13.7 MM and Last List Price (at the time the property went under contract) at $13.7MM. One was construction built after 2005 and two were “Tweeners” (built between 1950-2005).
• The largest sale of the year was an Off Market sale at 110 Field Point Circle at $48 MM. A waterfront home in prestigious Field Point Circle with amenities that include indoor and outdoor pools, squash court and dock. This was the largest Greenwich sale since the 2014 sale of Copper Beech Farm (499 Indian Field Rd) at $120 MM.
• There is 1 property currently under contract in this price segment with a current List Price at $13.9 MM and Average Days on Market at 104.
• The number of sales and contracted properties are nearly double since 2018 Year To Date.
• Insight: “What the numbers don’t show is the growing pulse of the market; if you talk to agents representing the ultra high end segment, I think you would find a number of us celebrating an increase in the number of showings and a real interest and energy in buyers considering Greenwich.”
