Hard to imagine the holidays are here. There are 49 Open Houses this Sunday. I will be at 33 Butler Street from 1-4 p.m. this Sunday.

A few thoughts on the Greater Greenwich Single Family Homes Market Overview report:

• Home sales are +5% this year. (Darien sales are -19%, fyi)
• Median Prices are flat vs. 2017 @ $1.78 Million
• Average Prices are -9%n (high-end is selling but at lower price than last year)
• It takes - on average - 195 days to sell a home in Greenwich.
• Sellers are getting 90% of ORIGINAL asking price and 95% of last list price.
• The $2m-$4m range(s) are the big winners of 2018.
