With May in the books, here is the overall market of Greenwich. Below my synopsis is an article this week that was published in the WSJ, followed by information about the above pictured home, and then the open house list. Greater Greenwich Market Report

When you click on the market report you see what explains the difficulties of this market more than anything I have seen. One can see why there is such a disconnect between buyers and sellers, and differentiating points of view of where we are. For example, if you looked at just the sold numbers ytd vs. last year (transactions up 6.5%, prices up 11%), coupled with inventory down (4.2%), one can make the point that we are having an incredible year and the market is on fire. Conversely, if you look at today vs. this time last year, you see that pendings are down a whopping 17%. So, what is the true state of the market????

Personally I believe this data shows us that we are in the midst of truly finding out how the market is. What we know is that 2016 was not the best of years, and the first quarter of this year was great. The market typically is based on schools, so with the weather changing, will buyers make deals to get in by the start of the school year? This is what we will have to wait and see.
