Old Greenwich Market Report as of Today

As we look at the market as it stands today for single family homes in all of Old Greenwich inventory is up 7.2% and pendings are up 30%. Eight properties have sold ytd, while ten had sold during this point last time. The pendings should make that number up. The most positive news is the $2M-$3M pendings up a 150%.

What does this tell us? A couple of points, pricing still remains incredibly important, but there are buyers out there. We are seeing a pick up in pendings, but we are also seeing listings rise faster than last year. Hence, the importance of being priced right.
