Miami Real Estate: Best Time To Sell Your Home
The best time to sell a home in Miami differs from Coral Gables, Pinecrest and Palmetto Bay.

MIAMI, FL — Timing is everything in life and real estate is no exception, according to San Francisco-based real estate referral company HomeLight. The firm found differences in the best times to sell homes based on location even in the case of communities that are relatively close to one another. The best time to sell a home in Miami, for example, differs from Coral Gables, Pinecrest and Palmetto Bay.
"According to the HomeLight dashboard, homes in Miami tend to take four days longer to sell when listed in August on the yearly average," the service advised. "However, if you list your home in November you could sell your house 8.1 days sooner than if you listed in any other month."

The same holds true for pricing.
"In terms of sales prices, HomeLight estimates that if you list your Miami home in August, you may be selling for 0.91 percent below the national average," HomeLight explained. "If you wait to list in February you could sell your house for 11.87 percent more than the yearly average."

"HomeLight’s calculator draws an analysis of more than 30 million residential real estate transactions where market trends, such as sales prices and average number of days on the market are compiled to provide a customized recommendation for the geographic area searched."
HomeLight told Patch that data can even vary by neighborhood.
"The reason why the best time varies, even when the communities are close to one another, is because Homelight looks at the data specific to those neighborhoods where the best time to sell a house changes from market to market," the company said.
