Water Street Tampa Offices Buildings Attracting Array Of Tenants
Cushman & Wakefield has been retained to lease and manage 1001 Water Street and 400 Channelside Drive.

TAMPA, FL — Cushman & Wakefield has been tapped to lease and manage 1001 Water Street and 400 Channelside Drive, two trophy office developments in the 56-acre mixed use Water Street Tampa neighborhood.
Water Street Tampa is an ambitious redevelopment project designed to revitalize the city's Channelside District.
At full build-out, Water Street Tampa will encompass two million square feet of office space, 3,500 residential units, 1,593 hotel rooms and one million square feet of retail/entertainment space.

Cushman & Wakefield will manage the office buildings on behalf of the developer, Strategic Property Partners LLC, which said the buildings are already attracting an array of tenants.
Among them, RSM, an audit, tax and consulting business, has committed to 15,000 square feet at 1001 Water Street.

“Located in the heart of the much-anticipated Water Street Tampa district, 1001 Water Street will capitalize on the development’s certification as the first neighborhood in the world to receive the WELL Community Standard designation, as designated by the International WELL Building Institute, illustrating SPP’s commitment to promoting wellness, sustainability, walkability and connectivity through design and programming,” said Mercedes Angell, one of four Cushman & Wakefield staff to oversee leasing at the office buildings.
Some wellness and sustainability features within 1001 Water Street, intended to make the building healthier and promote employee well-being, productivity and retention, include enhanced fresh air and air filtration; fitness programming; healthy food options within the building and neighborhood; and biophilic design elements throughout the building.
“Demand for this office tower will be very high as companies continue to focus on their real estate as a way to attract and retain top talent,” Angell said.
Designed by COOKFOX Architects to embrace WELL and LEED specifications, 1001 Water Street is a 380,000-square-foot trophy office tower that offers an indoor-outdoor work experience, with features like double-height landscaped exterior terraces, floor-to-ceiling windows and 12-foot slab-to-slab heights that maximize natural light.
A 10,000-square-foot penthouse-level rooftop amenity space on the 20th floor will offer indoor-outdoor meeting rooms, flexible event space and an outdoor terrace. An expansive fitness center is also available for exclusive office tenant use.
The building is attracting a diverse array of tenants who want spacious floor plates in a wellness-oriented building, including RSM, an audit, tax and consulting firm, which has committed to 15,000 square feet.

Cushman & Wakefield has also been retained to lease 400 Channelside Drive, located within the same development. The proposed building will include more than 500,000 square feet of office space, a 30,000-square-foot Sky Garden, private rooftop terraces for office tenants, a full-service fitness center and ground-floor retail. Designed by Gensler, the property will also be WELL- and LEED-certified.
In addition to the University of South Florida Morsani College of Medicine and Heart Institute, which opened earlier this year, the first phase of Water Street Tampa is well underway with eight buildings to be completed between 2020 and 2021, including the new 519-room JW Marriott Hotel, the 172-room Edition, 37 residences at The Tampa Edition, 1,305 new rental apartment homes and more than 150,000 square feet of ground floor retail, including a new Greenwise Market by Publix.
In partnership with IWBI, Water Street Tampa piloted the world’s first WELL-Certified Community and is also anticipating receiving LEED for Neighborhood Development Certification.
In addition to Angell, Cushman & Wakefield's Barry Oaks, James Garvey and Ashley James will oversee leasing and Hank Brenner, Sandy Ballestra, Chris Brown and Brett Angarola will manage the building.
