Lennar opens two new townhome communities in Riverview, reflecting the popularity of townhomes in south Hillsborough County

Summerfield Crossings and Riverview Lakes Townhomes priced from high $150s – low $200

Riverview, Fla. (November 1, 2016) – The popularity of townhomes is increasing across the Tampa Bay area, in particular beyond Tampa’s urban core. Lennar, the Tampa Bay area’s largest homebuilder, is contributing to the rise of townhomes in fast-growing South Hillsborough County, an area that has had a 168 percent increase in townhome starts year over year, according to research company Metrostudy.

Lennar recently opened two townhome communities in Riverview – The Hammocks at Summerfield Crossings and Riverview Lakes Townhomes, which are both move-in ready. The Hammocks at Summerfield Crossings offers two- and three-bedroom floorplans ranging from 1,541 to 1,634 square feet, priced from $159,990 to $169,990. For more space, Riverview Lakes Townhomes offers three- and four-bedroom floorplans ranging from 1,747 to 2,162 square feet, priced from $189,990 to $214,990.

Townhomes in both communities have covered patios to provide outdoor living space, and each master bedroom has an en suite bathroom with double sinks and a walk-in closet. Also, Lennar’s townhomes are built with block construction between each home to minimize noise.

As part of Lennar’s “Everything’s Included” approach, the townhomes in both communities come with a number of upgraded features included in the list price. Such features include GE kitchen appliances, a high-efficiency heating and air conditioning system with a programmable thermostat, and a large-capacity washer and dryer. Townhomes also come with Florida-friendly landscaping, which Lennar maintains to reduce required maintenance for homeowners.

Riverview, a quickly evolving suburban area, is one of the most active submarkets in the Tampa Bay area for residential growth. Buyers are attracted to its proximity to downtown Tampa (20-minute drive) and its several major dining and retail options, such as Boca Kitchen Bar & Market and The Winthrop Town Centre.

According to Metrostudy, townhome starts in South Hillsborough County are up 168 percent year over year, with 215 starts from September 2015 to September 2016, compared to 80 starts during the same timeframe the year before.

“Townhome living offers an attractive alternative to renting and provides a reasonably priced, low-maintenance way to own a home,” said Mark Metheny, Division President of Lennar Central Florida. “Townhomes are suitable for everyone from young families and working professionals to empty nesters. We are excited to bring more of these homes to the growing Riverview area.”

In addition to townhomes, Lennar is building single-family homes at Summerfield Crossings. Lennar is also building single-family homes in a number of other Riverview communities, including The Summit at Fern Hill, Ballentrae, Enclave at Boyette, Oaks at Shady Creek, South Fork and Waterleaf.

The Hammocks at Summerfield Crossings is located at 13201 Wellington Hills Drive, and Riverview Lakes Townhomes is located at 10673 Lake Montauk Drive.
