Over the next few days and weeks, Milton homeowners may get an important piece of mail from Fulton County: a Property Assessment Notice.

This is NOT a bill from the County (nor the City of Milton). Still, it is annual part of the financial process that may impact your property taxes down the road.

A property’s value is assessed at the county level in Georgia. For those in Milton, that task belongs to the Fulton County Assessors Office. By law, that Office must send such a notice every year to all who own property in Milton and elsewhere in Fulton County. Property owners can get their notices in the mail or they can view it online at https://iaspublicaccess.fultoncountyga.gov/forms/htmlframe.aspx?mode=content/home.htm.

Assessments take into account several factors, such as a property’s location, its square footage, certain upgrades and comparisons to recent nearby home sales. The latter may affect some assessments locally given the state of the current real estate market. And the assessment determination affects what you’ll pay in property taxes, both to Fulton County and the City of Milton.

Still, whatever figure on the Property Assessment Notice you receive this summer can be appealed. If you don’t believe that the value is correct, you should appeal to Fulton County. The City of Milton must use Fulton County’s assessments as a tool in its own property tax collection process. (In Milton, City property taxes are a core component in funding City government.) Still, you shouldn’t use the County’s “Annual Notice of Assessment” to figure out your City of Milton property taxes for this year. Why?

Once Fulton County finalizes all property assessments (after taking into account any appeals), it will send a certified digest to the City of Milton; the approved millage rate for City property taxes will then be applied to these values. The City of Milton’s tax bills will be mailed out around October 1, 2021 – the start of Fiscal Year 2022.
