Garden Hills Rezoning Approved

Brand Properties's significantly redesigned mixed-use development pleased both the Garden Hills Civic Association and NPU-B.

Neighborhood Planning Unit (NPU)-B has approved the rezoning of the former Garden Hills shopping center to accommodate the plans submitted by a developer for a mixed-use project on the site.

The full board voted 14-6 in support of the project submitted by Brand Properties, BuckheadView says. The final approval comes after months of delays by Brand in an attempt to woo the neighborhood into supporting its development.

Brand will go in front of the City of Atlanta Planning and Zoning Commission either this Thursday or next Thursday to seek official approval from the city, BuckheadView reports.

The new building will combine retail and office space and will replace the structure that was ravaged by a fire two years ago Thursday. It stood vacant for over a year, until it was finally demolished this March.

The final project, which significantly differed from the initial plans, will feature extensive brickwork, be ten feet shorter than the original design, and will put more parking under Peachtree Road by digging out the back of the property.

The changes were needed to appease the Garden Hills Civic Association, which approved the plan last week.

BuckheadView reported last week that construction on the site could begin early next year if the project received swift approvals from NPU-B and the city.
