Halverson: where is Braselton's Comphrehensive Development Plan?
Smart Growth in Braselton's Mulberry River Area
Over two dozen residents attended the last planning commission meeting in opposition of the proposed Halverson Development on the parcel behind Publix on Hwy 211, also adjacent to Interstate 85. This planned development is located on land within the Little Mulberry Watershed, which has current zoning as follows: [dwelling must be located on a tract of land containing at least two (2) acres. Where a tract includes any portion of the protected river the area between the river banks cannot be counted towards the two (2) acre minimum tract size. (3) Only one (1) dwelling is permitted on each two (2) acre or larger tract].
These current ordinances that exist to protect the river are in sharp contrast to what is being proposed. The residential portion of Halverson’s plan for 457 homes, show 50’ wide lots. Considering the Mulberry River has failed water testing, according to the Mulberry WaterShed Partnership, residents feel the strictest ordinances should be upheld. The Mulberry River is also a water source for a nearby town, Winder. The plan submitted also doesn't comply with Braselton's ordinances related to the River which are to maintain a 175 foot stream buffer and maintain an additional impervious surface restriction. .
Residents’ concerns with the town’s planning decisions goes beyond this I-85 / Hwy 211 parcel. The existing hospital at New Friendship Road and Hwy 211, was supposed to be developed with the following guidelines according to the towns own Comprehensive plan: [An evolving Activity Center on Highway 211 north of Chateau Elan around the planned North Georgia Medical Center creates the opportunity for a new mixed- use activity center within the Town of Braselton. The level of activity and market potential generated by the medical center could spawn a new local and regional focal point].

Instead, four fast food restaurants have been approved, and a possible gas station. The area around the hospital was supposed to focus on walkability, but instead has become a dangerous place for pedestrians, which has disappointed those that fell in love with Braselton for their plans for future growth.
The residents who opposed the Halverson Development plan are calling for Smart Growth, with adherence to the town’s plan requiring greenspaces, maximum buffers to the Mulberry River with walkability and trails, and smart expansion fitting for the desirable area.
