Massive, $300 Million Southside Development Planned
Jodeco/Atlanta South will be a gateway into 500,000 square feet of retail, residential and hotel options.
RCP Companies, an Alabama-based real estate firm, announces a $300 million, experiential, mixed-use development in the heart of Henry County known as Jodeco|Atlanta South.
The project is expected to infuse the region with a dynamic blend of uses that appeal to south Atlanta’s residential and employee base which is expected to grow exponentially over the next several decades, according to the Atlanta Regional Commission.
Preliminary plans for the mixed-use development include retail and restaurants, an entertainment hub, amphitheatre, outdoor fitness and recreation areas and sophisticated residences within an amenity-rich, urban district. “Our intention is to craft a new, vibrant community that brings the energy of a high-density, urban design – as well as the options that a larger city might provide – to South Atlanta,” explains Max Grelier, chief development officer, RCP Companies.

Jodeco is the gateway to Atlanta South sitting adjacent to Interstate 75 at exit 222 – one of the first exits south of the 675 interchange. Situated in the southwest quadrant of the interchange of Interstate 75 and Jodeco Road and bordered by Chambers and Mt. Olive Roads, Jodeco|Atlanta South includes over 500,000 square feet of local, regional and national retailers including an organic grocer and “best in class” new to the market anchors.
A 12,000-square foot food hall, known as Mt. Olive Market, is where the best local and regional chefs bring together “foodies” at counters and communal tables. Plans also call for two upscale hotels and an estimated 600 residences, some of which are situated over retail in the heart of the project. A 30-acre park system integrates a natural wetland preserve along with multi-purpose lawns and an outdoor amphitheatre. A perimeter bike path, boardwalk bridge and other trails encircle the wetlands and offer connectivity throughout the community.

The Atlanta Regional Commission forecasts that Henry County will have the highest percent change in population among counties in the region between 2000 and 2040 adding 239,000 residents and 64,000 new jobs.
Urban Design Associates, an internationally-renown urban planning firm based in Pittsburgh, serves as the master architect for the development and will establish and monitor the architectural patterns, building forms and place making.
Construction is expected to commence later this year with initial tenants opening doors in 2017.
