When Selling My Home, How Important is My Lawn?

If you're looking to up the ante on your curb appeal, never underestimate the importance of lush, green grass!

While nice to look at, most of us spend an inordinate amount of time and money attempting to maintain a lush, green lawn. My father once pointed out the irony of the fact that we care so much when, in any other situation, grass is often considered an invasive weed. Still, regardless of whether our general obsession with lawn perfection is entirely rational, when it comes to selling your home, improving the overall look of your actual grass is one of the most cost effective ways to increase your property value. In general, unlike other interior home improvement projects, taking time to up the ante on your landscaping can increase your home’s value by as much as 15%.

Still, if you’re someone who struggles to see the value in putting so much effort into your lawn, it may help to consider the fact that, in essence, a beautiful lawn actually extends the living area of your home. Many buyers are specifically looking for outdoor space that is livable—in other words, they want an area that will provide the ideal setting for relaxation, recreation, and entertainment.

Therefore, if you’re looking to sell in the near future, it’s important to spend some time making sure your lawn maintains some semblance of consistency regarding grass cover and color. While water restrictions may present a challenge, make a point to water your grass thoroughly once or twice a week, but refrain from the tendency to overwater. When mowing, trim your grass during cooler hours of the day to avoid stressing the turf and keep the blades sharp. Fertilizing at least once a year is always a smart move and when seeking to minimize weeds, talk to a turf expert who can give you a better idea of what your particular lawn may need.

At the end of the day, while you may think that buyers won’t care about those patchy areas of dirt or dead spots from the dog, think again. While flowers and a freshly painted front door may go a long way towards perfecting your curb appeal, it’s important to remember that a thick, green lawn is truly the icing on the cake.

If you have questions about how to improve the overall draw of your home’s exterior or would like some recommendations for lawn experts who can make sure your yard is in selling shape, please feel free to give me a call. I’d love to offer my assistance.
