20-Acre Altmore Redevelopment Moves Into Phase 2

The development, located in Central Perimeter, will add office space, dining options and includes the Hyatt House hotel, which is now open.

DUNWOODY, GA — A 20-acre mixed-use development in the Dunwoody-Sandy Springs area is moving forward in the construction process.

The Simpson Organization — an Atlanta-based, multiservice real estate company — just moved into the second phase of construction of Altmore, formerly known as Peachtree Dunwoody Pavilion, TSO announced March 18.

The project is underway inside Interstate 285 at 5775 Peachtree Dunwoody Road, adjacent to the Metropolitan Atlanta Rapid Transit Authority (MARTA) Medical Center station.

TSO officials said upon completion, the development will add 230,000 square feet of Class A office space over multiple buildings, five restaurants and includes the Hyatt House hotel, which is now open. The project included three existing office buildings in that area spanning 330,000 square feet.

Phase I construction, which is now complete, added a six-story parking deck with direct pedestrian connection to the MARTA station, according to a TSO press release. The deck also offers a 3,500-square-foot restaurant space with a rooftop patio facing Peachtree Dunwoody Road.

Additionally, Phase I included the creation of a new interior road — Altmore Avenue — which connects the multiple buildings and plaza of the development. Altmore Avenue also serves as a multiuse trail for cars, bikes and pedestrians.

“Central Perimeter has been waiting far too long for a highly accessible mixed-use destination that connects modern office, great dining and active greenspace with public transit and enhanced walkability,” said Gil Hearn, senior vice president at TSO, in the release. “We’re taking the foundation that began 25 years ago with the construction of MARTA and transforming it into an amenitized, transit-oriented hub for the area, creating a true urban environment unlike anything the market ever experienced.”

The second phase of project construction is now underway, which will include a four-building restaurant village on the Central Plaza. Restaurant space ranges from 2,500-8,000 square feet, and offers al fresco dining, rooftop patios and lake-front views, the release said.

The three existing office buildings of the development will undergo exterior enhancements as part of Phase II, and interior upgrades to the fitness center, lobby and common area renovations are underway.

The Altmore Tower will anchor the development, which is the home of all 230,000 additional office space that TSO plans to add to the area. Preleasing for the tower is underway and construction will begin later this year.
