When it comes to selling your home, it’s no surprise that everyone seems to have an abundance of advice; however, while most people tend to mean well, it’s important to remember that not all unsolicited information is correct.

While often confusing, misinformation does more than muddy the waters—it can actually waste your time and money. Therefore, when you find yourself ready to enter the real estate market, it’s important to understand which myths have no basis so fact doesn’t get mixed with fiction.

MYTH #1: It doesn’t matter which agent you list your home with.

TRUTH: One of the most important aspects of the selling process involves the proper selection of an experienced Realtor. Plain and simple, the housing market is a competitive place that involves large financial transactions, so you’ll want to do more than work with an average agent who will simply list your home and hope for the best.

Effective agents are ones who not only develop proactive marketing plans for your property, but who also have the education, experience, and negotiating skills to get you the money you deserve upon closing. Furthermore, great Realtors are problem solvers, so don’t make the mistake of thinking that all agents are created equal—they’re not.

MYTH #2: I have to redo my kitchen and/or bathroom before marketing my home

TRUTH: Yes, it’s a well-known fact that beautiful kitchens and bathrooms may increase the value and appeal of your home, but it would be a mistake to assume that you’ll get a large return on investment by going all-in on a major renovation prior to selling.

Instead, consider making minor changes as needed, which may entice buyers without breaking the bank. New countertops or appliances can make a world of difference and truly help you sell your home for a higher price.

MYTH #3: As long as the inside of my house is stunning, it doesn’t really matter what the outside looks like.

TRUTH: This is a point that I continually stress because it’s extremely important. Human nature suggests that we tend to make snap judgments, whether they be about a person’s appearance, demeanor, or the look of a home. For this very reason, curb appeal can truly make or break your selling experience. If a property looks bad from the outside, there’s a good chance that potential buyers will expect to find much of the same on the inside.

MYTH #4: Home buyers will look past paint colors they don’t like.

TRUTH: Sure, some shoppers might be able to do this, but while certain buyers are willing to take on the added task of painting after their moving process, most simply won’t feel like it.

Therefore, if you’re looking to sell quickly and are also hoping to put a little extra money in your pocket during the process, do yourself a favor and apply a fresh coat of neutral paint to your walls.

MYTH #5: Granite and stainless steel appliances are no longer “in.”

TRUTH: You may have heard this from a few people, but the majority of home shoppers are still looking for granite countertops and stainless steel appliances. At the end of the day, it’s all about classic materials that will stand the test of time and things like granite, hardwoods, and stainless steel tend to look fresh even 10 years down the line.
