Company Purchases Holcomb Woods Business Park
RexxHall Realty recently acquired a four-building complex near Ga. 400 in Roswell.

RexxHall Realty has acquired a four-building, 240,000-square-foot single-story office complex known as Holcomb Woods Business Park.
The park, located near S.R. 400 in Roswell, had 70 percent of its space leased at the time of RexxHall’s acquisition, the company said in a press release.

With this acquisition, RexxHall Realty now controls 940,000 square feet of office product in the Atlanta area, including Brookside Concourse in Alpharetta and Chattahoochee Corners in Duluth.
Holcomb Woods’ location — less than one mile from S.R. 400 — places the park with easy access to infrastructure in Roswell, close proximity to Alpharetta and a short drive to central perimeter area in Sandy Springs.

“With its ease of location and ample amenity base including the Holcomb Woods shopping center and paths to the Big Creek Greenway just outside the park, this business park will continue to attract solid tenants,” RexxHall added.
Heather Lamb of CBRE will be leading the leasing for the new acquisition.
“The ownership group understands the needs of today’s tenants and creates an experience for their tenants at each owned asset that is unique to suburban single story office settings, including adding amenities like fitness centers, food trucks, walking trails and on-site maintenance, which has greatly improved activity at Rexxhall’s other properties,” Lamb said.
Daniel Stauber, RexxHall principal and managing director, added the acquisition solidifies “our bullishness on the Atlanta market.”
“We believe, as the Atlanta office market continues to tighten up and rents continue to escalate, there will continue to be a demand for quality office product at a reduced rental rate with good amenities and ample parking, all of which we see in Holcomb Woods,” he added. “We are confident that the CBRE team will find the best leasing solutions for Holcomb Woods, in line with the culture and goals surrounding this acquisition, as the leasing team has handled more than 140,000 square feet of leases for RexxHall in 2014 and has increased our portfolio occupancy by more than 15 percent.”
Additionally, the purchase affords RexxHall tremendous opportunities to enhance the brand of Holcomb Woods as it has done at its other properties and add to its existing tenants, such as Arclin, Lennar Homes, Fulton Communications, Docufree and P. Marshall and Associates.
