Roswell Home Team's Phylis Simoni Puts Service Before Self
Phylis Simoni with Keller Williams discusses selling homes in Roswell and what sets one realtor apart from another.
Roswell Home Team prides itself on exceptional real-estate service for 11 communities throughout the Metro Atlanta area, spearheaded by Phylis Simoni with a singular philosophy: the client comes first.
Patch: If you had to recommend someone three books, what would they be and why?
Phylis Simoni: I tend to think positively and have a happy life. It has become contagious and I love helping others do the same. I find the golden rule always prevails! Hence, three books I share a lot are The Secret - The Law of Attraction by Rhonda Byrne, The 7 Habits of Highly Effective People by Steven Covey and, since I’m a huge sports fan, Success Is A Choice by coach Rick Pitino.

Patch: What’s the best piece of sales advice you’ve ever been given?
Phylis Simoni: The best piece of sales advice was “Don’t chase the money. Work hard, do the right thing, and the money will chase you." I have taken that advice. I help my clients the very best I can, and the referrals come back many times over.

One other bit of advice I learned along the way is to have good systems in place in my office. I have a great team, and we are committed to continual education which keeps us on the cutting edge of the current market conditions and trends. I recently returned from a Luxury Marketing event, where many of the best agents in the country got together to learn more and network together. It was amazing! Last but not least, know your market. This is priceless advice.
Patch: What’s the best thing about selling homes in Roswell?
Phylis Simoni: Our area makes people happy. Here’s that theme again! This is a wonderful area in the best location. Roswell is a family-oriented community with some of the very best schools and parks. Downtown Roswell is the place to be, with its shops, restaurants and art or, if you want to spend time in the city of Atlanta or drive up to the mountains, they are within an hour’s drive.
Patch: What’s the strangest thing that’s ever happened to you when showing a house?
Phylis Simoni: I have had many strange things happen to me showing homes. I will admit, some humorous happenings have involved sellers’ pets. They outsmart me at times. I often say that you cannot make up the things that happen while selling real estate! And it’s true.
Patch: How’s the market in Roswell these days?
Phylis Simoni: The market is hot, hot, hot. If a house is priced correctly and is aggressively marketed, it will sell within a couple weeks, if not days, in Roswell.
Patch: What is your favorite part about working in the real-estate industry?
Phylis Simoni: There is never a dull moment, and each real-estate deal is different. I love people and get along with just about everyone, so I enjoy hearing each buyer's or seller's story. We need to listen well to be good at this business. I also try to make each client feel special. After all, they are!
Patch: What sets one realtor apart from another? And how are you unique?
Phylis Simoni: Good question! I believe in good, old-fashioned customer service; my motto is “people first.” I put myself in my clients’ shoes, and when advising them, I act as though I am representing a family member. My client is the most important part of the equation when selling or buying a home, not me. Communication is key; I keep my clients informed at every step of the buying or selling process. I also pride myself in being highly accessible; I answer my phone whenever possible. I am a full-time agent and give it my all. I’m also a certified Luxury Home Marketing Specialist.
Patch: What’s your advice to someone who’s looking to a buy a new home right now?
Phylis Simoni: My advice is to get pre-approved through a local lender in the area where you are going to buy. Then, hire a realtor to help you get through the process, to make it a pleasant one for you.
Patch: What advice would you give to someone trying to sell his or her house?
Phylis Simoni: Hire a full-time realtor. There is a lot of research to be done when listing your home, along with making sure you stage your home correctly to get the best price possible. I recently had a house receive seven offers within a short period on the market due to networking to my colleagues and marketing it properly. And these days, that means a lot of social media advertising, too.
Patch: How can readers contact you?
Phylis Simoni: My phone number is 404-456-2683 and my website is www.RoswellHomeTeam.com. I am on Facebook, Twitter and LinkedIn, too. And of course, look for me on Roswell Patch.
