If you're in the process of trying to sell your home, why not use the Halloween festivities to your advantage?

When it comes to marketing your home around the holidays, it may seem odd to suggest that Halloween can be a promising time for anyone looking to sell their house; however, while holidays like Thanksgiving and Christmas seem to be better at eliciting feelings of warmth and welcome, Halloween presents a unique opportunity to leverage a bit of marketing power.

Plain and simple, with Trick-or-Treating comes hundreds of parents who will be touring your neighborhood with their children. While many may already live in the area, there’s a good possibility that some of your visitors may be from elsewhere and on the lookout for a home.

Therefore, if you’re attempting to sell your home, the following tips may help you take advantage of the Halloween festivities.

1.) CURB APPEAL- I’ve said it before—curb appeal is extremely important, which means extra attention needs to be paid to caring for your lawn, your flower beds, and the overall condition of your home. If hundreds of people are going to be passing your house in one evening, you’ll want to make sure everything is in order.

2.) HOST AN OPEN HOUSE- Yes, it may seem a bit unconventional to plan an open house for Halloween night, but if you’re already handing out candy and talking to parents, why not offer a walk-through of your home to go along with it; however, it’s important to protect yourself from theft or other safety concerns, so invite only those you know or who are with friends/neighbors inside.

Still, not everyone will feel comfortable with this plan, so if you find yourself shying away from a Halloween open house, at least make sure your real estate signage is on full display for the evening.

3.) STAGING- Like curb appeal, this is another aspect of marketing your home that is pretty standard since you never know when someone will request a walk-through. You don’t want to find yourself unprepared when that potential buyer comes around, so make a point to have everything in order before the Halloween festivities get underway.

4.) CONSULT WITH YOUR REALTOR- While you may be unsure of ways to leverage your home on Halloween, an experienced agent will understand the importance of seizing all visibility opportunities as they arise. Even if your agent is unable to be there on Halloween, it’s possible that they may have other clients who will want a showing while they are taking their children trick-or-treating in your neighborhood. Realtors are experts in their field, so listen to their ideas and plan accordingly!

5.) GET IN THE SPIRIT- Although it’s not necessary to go completely crazy with the Halloween decorations, a bit of tasteful fun will help make your home inviting and memorable to all potential buyers. The goal is to help them envision their life within your home, so giving them a reason to smile is the first step.

In the end, while this notion of using Halloween as a marketing opportunity is somewhat unconventional, it presents a great opportunity for a bit of extra exposure that is worth entertaining.
