The Overlooked Ways to Get Your Home Ready for the Market

All-too-often, when marketing our homes, we pay attention to the big things and forget about the small details that really make a difference

When it comes to marketing your home, some things may seem like common sense—i.e. taking the time to clean the mildew out of the bathroom sink or replacing the missing knob on the kitchen cupboard. However, while focusing on the big picture is important when getting ready to sell your house, oftentimes it’s the little details which take your property from “For Sale” to “Sold.”

Therefore, whether you’ve just recently placed your home on the market or it’s been sitting for longer than you’d like, there are three important, yet often overlooked, ways to make your house more desirable to potential buyers.

1.) FOCUS ON ATMOSPHERE – The goal is to make your home as welcoming and comfortable as possible, which means it’s time to create a warm first impression by adding small touches such as a welcome mat outside the front door, soft lights that will set an intimate setting (and hide potential imperfections), and arranged furniture that will create a sense of flow between each room. With this, don’t forget to add a bit of pleasing fragrance to your home by burning a scented candle or throwing a batch of cookies in the oven.

2.) GO FOR TOTAL HOME APPEAL – Curb appeal is incredibly important because it serves as the introduction which brings potential buyers into your house; however, home appeal revolves around tending to little details such as touching up the trim around your windows and walls, and removing scuff marks from the floor. Additionally, make a point to replace any old or dirty outlet covers and get rid of any fingerprints on your windows.

With this, if making your rooms look larger is a concern, consider adding floor-length drapes to make your rooms look taller and use the same paint color on rooms that are right next to each other—i.e. living room and dining room—so that they appear to be one large space instead of two.

3.) ORGANIZE YOUR STORAGE SPACE – Sure, it may seem tempting to simply push your clutter into the closet under the assumption that buyers will understand that most of us have storage spaces which are somewhat disheveled, but it’s important to remember that your entire home is open for scrutiny, not just your main living spaces.

Start by organizing your garage and make a point to tend to your linen closets and laundry room by installing cupboards and shelves to hold all of your essential laundry needs. From there, place a large part of your focus on the kitchen because it’s one of the main places that most buyers are going to consider when deciding whether your home will be an option. Therefore, make a point to clean your refrigerator, organize your medicine cabinet, and tidy everything residing under your kitchen sink.

Clearly, getting your home ready for the real estate market is a bit like spring cleaning—on steroids—but it’s important to keep your eye on the end result, which is a successful sale that will hopefully put a sizeable amount of money in your pocket.
