Planned Deerfield Construction Has $1.35 Million Asking Price
The architect behind the Elmwood Avenue design aimed to create the perfect house for a growing family, according to its listing.
DEERFIELD, IL — A soon-to-be-built home in Deerfield in the Oriental Style architecture with Prairie School characteristics was listed last month for $1.35 million, according to its owner and architect.
Located on a 0.28-acre lot off Chestnut Avenue about 1 kilometer north of the Metra station, the 4,200-square-foot, cedar and concrete four-bedroom was designed by Paul Poloz of Poloz Architects in Morton Grove.
Its design aims to integrate its indoor and outdoor spaces and use natural light to maximize passive heating and cooling into a "sophisticated, functional, light-filled family home," according to the property's listing.

The first floor is designed with a wide open concept, maintaing "visual integration and surveillance," the listing said. Some of the ceilings feature exposed wooden beams, there's a gas fireplace and the attached garage has room for two cars.

The second story includes three bedrooms, three bathrooms, a Juliet balcony and outdoor patio decks. The backyard and courtyard landscape "act as an extension of the indoor living spaces."

Poloz Architects aims to push the boundaries of designed and sustainability while adhering to a "more artistic and spiritual approach to architecture," according to its website. The firm's projects include several large private residences on the North Shore, as well as large-scale commercial and institutional designs in Illinois.
Listing agent and owner Martin Flynn, of Flynn Contracting LLC, has previously built homes in Glencoe, Highland Park and Morton Grove. According to his website, his firm has 27 years of general contracting experience including remodeling and new building. He told Patch he has had positive experiences working with Poloz on past projects.
"We decided between us to come up with something different," Flynn said of the Elmwood Avenue design. He said final demolition permits from the village are pending and he expects construction to be complete in the spring.

According to county records, the 1951-built house on the site was formerly owned by the late Deerfield resident Alice Kroegel since December 1994. She died in November 2012, according to an obituary.
The property was listed for sale for about $400,000 in July 2018, and its price was gradually reduced until Flynn purchased it in June for $262,500. Its most recent annual tax bill was nearly $10,000, which was based on an estimated market value for taxing purposes of about $370,000.

Over the last six months in Deerfield, about one house a month has closed with a sales price in the seven figures range. That includes a 3,000-square-foot, four bedroom built in 2015 on Elmwood Avenue that was sold in June at a loss by its first owners for $1.05 million.
In August, a 3,400-square-foot, five-bedroom home on Warrington Road sold for $1.165 million and a 5,200-square-foot five-bedroom on Windcrest Road sold for $1.45 million. In July, a 3,700-square-foot, four-bedroom on Westcliff Lane sold for $1.1 million, an unbuilt home on a 0.34-acre lot on Elysian Way sold for $1.25 million. And, in May, a 4,100-square-foot five-bedroom on Shag Bark Lane was sold for $1.186 million and a 4,800-square-foot six-bedroom on Hawthorne Place was purchased for $1.275 million.
According to Realtor.com, there are 265 homes listed for sale in Deerfield, Bannockburn and Riverwoods at the start of November. The median listing price is $500,000 and $196 per square foot. The median sale price is about $300,000. In October, sale prices declined by more than a third compared to October 2018.
