HIGHLAND PARK, IL — Highland Park has plenty of notable high-end real estate, from Chicago Bulls legend Michael Jordan's $15 million mansion first listed nearly eight years ago for close to twice that much, to trader Lorry Lichtenstein's lakefront estate that hit the market over four years ago with an asking price of $13.5 million, to a pair of modernist designs by Tony Grunsfeld that are so far, the city's most expensive home sales of the year.

But what about houses for those unable or uninterested in committing to six-figure property tax bills and monthly payments above $50,000?

Patch found four single-family homes within Highland Park's borders with asking prices well below the median sale price. Each home is listed below $300,000 and offers the chance to pay for a home in the affluent suburb with monthly payments in the $2,000 range, depending on interest rates and down payments.

How do these homes compare? The median listing price for the 386 homes for sale in Highland Park is about $520,000, as of last month's data from Realtor.com, with sellers asking $197 per square foot. That's down 5.6 percent from the same time last year. The median closing price in October was $410,000 — 5.12 percent below asking price — and homes spent an average of 98 days on the market.

Each of the following properties was listed for sale as of the end of November 2019. They are presented from lowest to highest price with information from the Multiple Listing Service and Lake County property records.


$279,000 — 630 Pleasant Ave.

The home at 630 Pleasant Ave. in Highland Park, was sold for $283,500 in 2013 and was listed six years later for $279,000. (Realtor.com)

Located within a few blocks from Roger Williams Avenue and the Ravinia Metra station, this 90-year-old stucco Tudor has dark walnut hardwood floors throughout. It features an updated kitchen with granite countertops and stainless steel appliance. In addition to nearly 1,700 square feet of aboveground living space on its 0.12-acre lot, there's an unfinished basement and a one-car attached garage. Property records identify the seller as IH2 Property Illinois, a division of Invitation Homes, which was recently sold by private equity firm The Blackstone Group, according to news reports and court and securities filings. Prior to its sale of $1.7 billion worth of Invitation Homes stock, Blackstone denied accusations of questionable business practices.

    Last sold in 1999, the owners of the home at 1392 Sunnyside Ave. in Highland Park have dropped its asking price by nearly 14 percent since it was first listed a decade ago.

    This 65-year-old west Highland Park tri-level is located about 500 yards from the Deerfield border off Ridge Road. Its appliances, mechanicals and gutters have all been updated within the last eight years, according to its listing. The first and second levels have hardwood floors, while the finished lower level includes a carpeted family room. There's also a detached garage with room for more than two cars, as well as additional storage.

    Located in southwest Highland Park on 0.42 acres a few blocks from Route 41, this 79-year-old updated farmhouse has more than 3,200 square feet of aboveground living space with a first-floor master suite. The family room includes a wood-burning stove and cathedral ceilings. The kitchen has granite counters, plenty of cabinet storage and modern appliances. Several mechanical elements have been replaced in recent years, according to its listing. Its basement is unfinished, its eight rooms feature a mix of hardwood and carpeted flooring. The property also includes a detached garage with room for two cars. Like the Pleasant Avenue property above, property records indicate the seller is Invitation Homes, through IH2 Property Illinois LP.

    $300,000 — 865 Old Trail Road

    The house 865 Old Trail Road was listed for the first time in decades this month and is "priced to sell," according to its listing. (Realtor.com)

    This house has had only one owner in its 65-year history, according to its listing. The home's listed owner, Bernice Cohen, died in April, according to an obituary. The house is located on a corner lot with a third of an acre in north Highland Park near the Old Elm Club. There's a screened-in porch and a spacious lower level with a fireplace. There are hardwood floors underneath the carpet in some of the home, the listing said. It described the property as a "golden opportunity for Builders, Rehabbers, Investors or End Users" and noted the home is being sold "as is."
