A 2-story, wood frame house located approximately “536 feet from home plate” in Wrigley Field has hit the market with a $9.8 million asking price.
Amy Duong of Jameson Sotheby’s Intl Realty is handling the listing for the Wrigleyville home located at 3710 N. Kenmore Ave. The house is touted in the home’s Redfin listing as “one of the few properties not yet owned by the Cubs corporation.”
The property is located just steps away from the proposed open air plaza, hotel and street faire that will be open year round. The realtor calls the property a “truly unique opportunity to leverage this property’s status as the first boundary-line building defining ‘The Wrigley Field Adjacent area with special zoning rights (see Chapter 4-388 of the Municipal Code of Chicago).”

Air rights are also included with the property. Should the structure be torn down, the highest-and-best use might include rooftop advertising, including possible digital billboards or special club license. The property is zoned RM-5.
Doung told Curbed Chicago that the seller has been paying attention to sales in the neighborhood, taking note that the Ricketts’ family paid $20 million for the McDonald’s parking lot.

The broker also said that the seller is willing to sit on the property for as long as it takes.
