Naperville Zoning Committee Supports Regency Inn Apartment Plans

NAPERVILLE, IL — Plans to convert a Regency Inn into mutli-family apartments were given the go-ahead by the Naperville Zoning and Planning Commission Wednesday. The plans, headed up by developers MZ Capital, would include gutting the 123-room motel at 1350 Ogden and remodeling it to 112 studio apartments.

During the meeting, Vince Rosanova, a lawyer for MZ Capital, the company that once owned Naperville's The Arbors of Brookdale, outlined the anticipated benefits of the shift and some changes and amenities residents could anticipate. Rosanova called the proposed apartments a "creative solution to restore this blighted area."

Rosanova outlined the design for the proposed apartments, explaining that each unit would average around 300 square feet. This, Rosanova said, will help keep the units affordable, an appealing feature for a city that has been struggling to improve its housing affordability.

The apartments would be geared toward millennials, senior citizens, college students and other people "who want to stay in or live in, move to Naperville but have previously been priced out," Rosanova explained.

The proposed apartment complex, which would occupy the 2.3-acre property at the intersection of Ogden and Tuthill, would feature a parking lot with 118 spots. Other proposed amenities include a patio with a trellis, a bocce ball court, bikes that would be free for tenants to use, and a fitness center that offers yoga and other classes.

These additional amenities would face Ogden Avenue, in an effort to boost the aesthetic appeal of the property.
