Residences at Provenance in Unincorporated Northbrook Now For Sale
More than 100 dwellings have taken shape at the community at Techny and Western.

Sales have now started at Provenance, a luxury master-planned community with more than 100 residences at Techny Road and Western Avenue in unincorporated Northbrook.
Parent Red Seal Homes, based in Northbrook, announced Tuesday that 10 percent of the community that will include 21 single-family homes, 34 duplexes and 82 townhomes on 44 acres has already been sold.
“As a local builder with an 81-year history in this area, we know from experience what an amazing place this is for residents to call home, so we are very excited to launch sales at Provenance,” said Todd Fishbein, president and CEO of Red Seal Homes. “Our vision is that of an upscale, dynamic community that is a wonderful place for people ranging from young families through downsizers to live.”

According to a news release, townhomes at Provenance, called The Terraces, range in size from 2,137 to 3,059 square feet with three bedrooms, 2½ baths and an attached, two-car garage. Notable features of the two-story homes include a first-floor master suite with sitting area, second-level loft, second-level laundry room, office, and two-story great room, per plan. While the basement of each townhome is unfinished, buyers will have the option to include rough-in plumbing for a third full bath. The Terraces are priced from $489,900.
The duplex homes, called Villas, measure 1,857 to 3,704 square feet and include two to three bedrooms, 2½ baths, an office and an attached, two-car garage. The four Villas plans, which offer one or two stories, have features such as a first-floor master suite, a loft, two-story great room, or a second-level laundry room. Like the Terraces, the Villas also include an unfinished basement with the option to add rough-in plumbing for a future full bath. The Villas are priced from $649,900.

Provenance will also include single-family homes, called The Estates. These homes are each set on a 1/3-acre home site. The six floor plans measuring 2,948 to 4,362 square feet offer both ranch and two-story designs, and two include a first-floor master suite. Homes have two to five bedrooms, 2½ to 4½ baths and an attached two- to three-car garage, and are priced from $909,900.
The upscale homes offer flexible layouts designed for busy families, with features such as open-concept living space, first-floor master suites, first-floor guest suites, large home offices, secondary bedrooms with en suite baths, versatile loft space, and as many as six walk-in closets, depending on which home a buyer selects.
