New Apartments, Storefronts Coming to Abandoned Building
An old mattress store at Irving Park and Ashland avenues will become nine units with commercial space.

A busy corner will get a makeover when an empty mattress store becomes new apartments and storefronts.
JDB Properties LLC made the deal in January to purchase the more than 18,000-square-foot building on the southwest corner of West Irving Park Road and North Ashland Avenue, according to the Cook County Recorder of Deeds.
The mixed-use building, located across the street from Lake View High School, was once home to the store Mattress Discounts. Now, the only retailer in the space is Subway at 3952 N. Ashland Ave.

At first, investor John Nannini with JBD Properties wasn’t sure what to do with the property at 1611 W. Irving Park Rd. But now, he’s decided to level the building and convert it into new storefronts and nine apartments.
The two bedroom, two bathroom units will have parking and access to a rooftop deck, according to preliminary designs.

The proposal, endorsed by Ward 47 Ald. Ameya Pawar, will now go before the City Council for final zoning approval. The alderman said he's glad to have something finally planned for the space.
“We’ve been fighting off fast food restaurants in that area for a while,” Pawar said. “I didn’t think that was appropriate near Lake View High School.”
