Burlington To Relocate, Floor & Decor Expected To Take Its Spot
Floor & Decor is expected to occupy the nearly 70,000 square feet of space Burlington will leave behind.
TINLEY PARK, IL — Burlington in Tinley Park is slated to relocate just around the corner, once the Tinley Park Plaza remodel is complete, and retailer Floor & Decor is expected to take its former spot.
Burlington, currently located at 7061 W. 159th St, Tinley Park, will not be renewing its lease with property owners JMW Properties. The clothing store sits in the rear of the multi-tenant building that is approximately 124,000 square feet, just next door to Hobby Lobby. JMW developed this site in 1971 for Kmart, which eventually relocated to 16300 Harlem Avenue in 1995 — later closing in 2016. That current standing building will soon be home to a Pete's Fresh Market warehouse.
According to village documents, Alan Silverman — the owner of the 11-acre developed shopping center — projected that the property would lose both Hobby Lobby and Burlington by Oct. 31, 2021, when both businesses lease expire. Due to this, Silverman reached out to the village for assistance in November 2020, in which Burlington expressed the desire to downsize and relocate to the Tinley Park Plaza, currently being remodeled by Brixmor.

Hobby Lobby will renew its lease, and Floor & Decor is expected to occupy the nearly 70,000 square feet of space Burlington will leave behind. Hobby Lobby staying in place will keep 65 full-time jobs in the community. Floor & Decor is estimated to create 115 full-time jobs and produce substantial sales tax revenue, according to the village.
In a proposed project, Silverman expects to incur around $2.3 million in total project costs, including $1.2 million in physical improvements on site. The main shopping center building will be re-roofed, with a newly painted exterior and added modified sidewalks for ADA (Americans with Disabilities Act) compliance.

In the parking lot, the plan proposes asphalt repairs, the installation of nine new curbed landscape islands, enhanced landscaping throughout the lot, improved traffic control signage and pavement markings, followed by complete resurfacing.
The highly anticipated Brixmor Property Group project expected to bring new businesses to the Tinley Park Plaza is currently underway. The Brixmor Group's redevelopment project may result in a possible $22 million dollar makeover to the shopping center.
The Tinley Park Village Board of Trustees approved of the project back in September 2020. The board authorized Tax Increment Financing (TIF) for the renovations to part of the plaza. The redevelopment agreement includes the demolition of 87,000 square feet of property and the construction of approximately 66,600 square feet for current businesses in the plaza, along with future retailers. The project also includes general improvements to storefronts, landscaping and the parking lot.
Some current tenants in the plaza include Walt's, Dollar Tree and Planet Fitness. These businesses are still open at this time, but Walt's is permanently closing, with June 15 slated to be its last day open. The Tinley Park Plaza was developed in 1974 and has been owned by Brixmor since 1995.
