Tinley Park To Annex Land Near New Amazon Fulfillment Center
The site is located just north of the Amazon Fulfillment Center in Matteson, and will be roughly 1.3 million square feet when complete.

TINLEY PARK, IL — The Village Board of Tinley Park voted to approve the annexation of the 110 acres of land located along Harlem Avenue and Vollmer Road in unincorporated Cook County, for the development of a future business campus at Tuesday night's meeting.
According to the agreement, the purchasers, Scannell Properties, plan to develop the business park into nearly 1.3 million square feet of industrial buildings. The site would be used as a warehouse and distribution center, and is expected to utilize light industrial use.
As of now, the development will be conducted in three phases, and is expected to have two to three buildings when completed. The first phase will include construction of the first building, which will be a speculative building with no specific tenant. Other developments include internal roadways, utilities, landscaping and detention ponds. The construction of a watermain connection down Harlem Avenue and Vollmer Road, will be created for a continuous loop of redundancy, according to the site plan.

The property will be in the hands of the village for future construction of an emergency radio tower to aid in improvement of emergency response in the area.

The property is located directly across the street from the Amazon Fulfillment Center that is under construction in the Village of Matteson. This development was approved in 2019 by Matteson officials, and did not include any planning with neighboring towns, such as Tinley Park.
The plan suggests that the addition of Amazon to the area has led to roadway improvements along Vollmer Road and Harlem Avenue that will allow for better truck access through the intersection.
Building one is expected to be 195,000 square feet, and hold 24 loading docks with 50 trailer storage locations also on the south side of the building. The site will connect with the roadways systems, allowing three access points.
Building two will be roughly 605,000 square feet, and building three will be just over 462,000 square feet. See more about the plan here.
