Newly Built Kenilworth Lakefront Mansion Sells For $11.75 Million

The Sheridan Road home is the most expensive sold in village history and the priciest suburban home sale of 2020 so far.

KENILWORTH, IL — A lakefront mansion built last year on Sheridan Road in Kenilworth became the most expensive home sale in village history when its builders sold it for $11.75 million dollars in September, according to property records.

The eight-bedroom mansion includes about 15,000 square feet of finished living space. It includes a sport court, a pool, a home theater, a sauna, two wet bars, a 25-foot boat house and about 105 feet of Lake Michigan shoreline, according to its listing.

The house was erected last year on the site of the former Barbara B. Dyson house, which was built in 2008 and purchased a decade later by the Birov family of homebuilders for $5.85 million. The 1.3-acre lot is one of the largest in the village, and the August 2018 sale was the most expensive in the village since 2008.

The Dyson house was demolished, and its planned replacement was first listed in November 2018 with a $13.75 million asking price.

The home's public listing was pulled down in July, and the sale closed on Sept. 14.


Sellers Leo and Milena Birov operate Heritage Luxury Builders, which has built nearly 100 high-end luxury homes in the North Shore over the past two decades.

According to Crain's Chicago Business, the firm's largest-ever sale price was a $12.7 million home sold in Winnetka in 2013.

The Kenilworth house sold in September was purchased through a trust that conceals the identity of its buyers.

The $11.75 million sale becomes the 10th most expensive ever recorded in the Chicago suburbs, according to a ranking of the area's priciest properties compiled last year by the Chicago Tribune.

The purchase came a month after a pair of multi-million sales of lakefront homes on Sheridan Road in Kenilworth. First, 143 Sheridan Road sold for $7.5 million, with 525 Sheridan Road selling for $3.75 million just 10 days later.

The village's previous most expensive sale had been a $9.7 million transaction in 2008.

According to the Cook County Assessor's Office, the estimated market value of the property for taxing purposes was under $3.9 million. Its property tax bill last year was nearly $134,000.
