'One Winnetka' Developer Says Most Favor Project
David Trandel still tweaking plans ahead of May 27 plan commission meeting.

David Trandel, the Winnetka resident who is heading the charge for Stonestreet Partners LLC with hopes to construct a mixed-use development at the corner of Lincoln Avenue and Elm Street says most in the village favor the plan, although the ones who don’t have been the most vocal.
“I think there is a lot more support than opposition,” for One Winnetka - the name of what originally was proposed as a 7-story building at the location, Trandel told the Daily North Shore. “The majority tends to be much more quiet than the minority and we expected the minority to be vocal and loud.”

Trandel said his team is listening to those opposed and are attempting to compromise.
The major concern regarding the plan has been the size and scale. Some neighbors believe Winnetka isn’t the right place for a 7-story building, so Trandel is set to submit a new plan before the village’s Plan Commission on May 27 - one that likely will include less than seven stories.

The parking benefit is one Trandel says shouldn’t be lost on the village and potential residents of One Winnetka.
“Right now there is not enough commuter parking so residents park on the streets in front of businesses. Some residents park on Maple Street in front of other people’s homes. Potential shoppers frequently circle the block looking for a parking space,” Trandel said. “A solution to this problem would be an underground two level parking garage with parking spaces for commuters and retail shoppers. It will get the commuter cars off the street and eliminate congestion.”
“If it is easier to park, all of our neighboring communities will want to come to Winnetka.”

The plan for One Winnetka at this point is for 120 apartments and 46,000 square feet of commercial space to take shape at the location. A two-level underground parking facility could be lowered to one level as Trandel makes changes.
The apartments, Trandel said, “are going to be expensive.”
“The average rental price will likely be $4,000 a month,” he said.
