Two Mansions, One Lot: $3.3 Million Winnetka Home Sale Splits Lot

The sale of the other multimillion-dollar custom mansion built on the same parcel is pending, records show.

WINNETKA, IL — One of two multimillion-dollar mansions on a southwest Winnetka lot sold this month, while the other was listed as pending within hours of hitting the market last week. Their combined sale price could exceed $7 million.

Both houses were designed by Skokie-based architect Paul Konstant and built between two portions of Woodley Road.

The more recently completed home — a contemporary farmhouse built in 2016 — was the first to sell, and the 2.1-acre parcel split into two lots, according to their listings.

The newer home features an wide-open floor plan connecting its entrance to a back patio, which in turn opens to a combined great room and kitchen with a wood-beamed vaulted ceiling.

Its design incorporates the latest technology and finishes while remaining "minimalistic with a chic modern vibe for everyday entertaining," according to the listing.

The five-bedroom home includes a finished lower level with a high-end wine cellar and tasting area, large recreational room and en-suite bedroom.

Outside, there's a headed courtyard patio, a grilling station and tennis court. No information about its square footage was included in its listing. The property hit the market in October 2020 with a $3.55 million asking price and its sale closed March 11 for $3.3 million.

The elder of the two Konstant-designed houses was built in 2005 on the north side of the parcel.

The six-bedroom, 7,000-square-foot home is full of "casual elegance," according to its listing, with a circular floorplan connecting formal living and dining rooms and a two-story family room opening onto a three-level granite patio.

Featuring "the most luxurious pool on the North Shore," the home's exterior features a 1,000-square-foot pool and spa along with custom dual cabana houses, heated floors, bathrooms and a laundry room, its listing said.

The home was listed publicly last week for $4 million, and an offer was accepted a few days later.

Sellers Rob and Jamie Taylor purchased the 2.1-acre property for $4 million in 2003, before either house was built, according to its listing.

Jamie Taylor is an outgoing school board member in Avoca School District 37, while Rob Taylor is a retired portfolio manager and was last year elected as a board member of the Cato Institute.

According to the Cook County Assessor's Office, the estimated market value of the combined parcel for taxing purposes was about $4.65 million last year.

Its nearly $100,000 annual property tax bill is expected to be cut in half with the separation of of the property into a 1-acre and 1.1-acre lots.
